Grünberger Höfe

The war-damaged side wing and the former rear building were rebuilt on the property at Grünberger Str. 17 in Berlin Friedrichshain. A six-story building was developed in the well-sunny and green inner courtyard, which avoids an overly bulky impression through interesting staggering and differentiation. The new structure follows the alignment of the side wing and then widens to form a main structure with a flat roof that is lit from three sides and ends in the line of buildings of the neighboring building. The reinforced concrete roof areas were extensively greened and solar collectors were positioned there, which cover the entire hot water requirement in summer. In the side wing there are 2-room apartments with a spacious eat-in kitchen, ensuite bathroom and balcony. In the main building, two 2- or 2.5-room apartments with kitchen and balconies were realized on floors EG - OG 3. There is a very spacious 3.5-room apartment on the 4th floor, and a 2-room penthouse apartment on the top floor. The second structural escape route is created via an external staircase between floors 1 and 5 located in the corner of the building. Despite a high quality of equipment with attractive bathrooms and underfloor heating, a barrier-free elevator and natural stone staircase, the construction costs could be kept low thanks to efficient cost control. This was also possible due to the very short construction time of just one year.
